Address Quest™ scoring is based on monthly residential home value changes across U.S. postal codes, using trusted third-party market data sources. Current home value data is provided using the Zillow Home Value Index (ZHVI), a widely recognized dataset that tracks typical home values across U.S. postal codes.
ZHVI represents the estimated value of a “typical” home in a region. Rather than using a simple median, Zillow calculates this as a weighted average of the middle third of homes in a given area. This approach reduces distortion from extremely high or low property values and provides a more stable view of market conditions.
Zillow publishes multiple versions of its home value data, including smoothed and seasonally adjusted series intended to highlight longer-term trends. The current home value data displayed by Mapstone uses raw monthly ZHVI observations rather than smoothed or seasonally adjusted series, providing a clearer view of month-to-month residential home value changes.
Address Quest™ points reflect the monthly home value percentage changes recorded for each postal code. Because monthly values can move in either direction, changes may sometimes appear more volatile, while the scoring formula remains consistent and transparent.
